This hub is for deep-dive discussions on pressing sustainability and efficiency issues impacting your building.   Some topics that will be focused on throughout the year include rebate opportunities as you go green, building out your internal ESG team, green leasing, and BOMA International’s Carbon Reduction Initiative.   

The Sustainability Committee briefing this month includes: 

  • An update on new LADWP rebates being introduced next month. Daffodil Robles, LADWP
  • An update from the City Santa Monica about its proposed building performance standard. The stakeholder process is nearing its conclusion. This will be one of the final opportunities to ask questions and provide input on what the program will look like. Nico Predock, City of Santa Monica

Featured Speaker Bio:

Carlos Santamaria is an industry professional with more than 25+ years of experience in the commercial real estate industry focusing on facility operations, engineering operations, oversight of capital expenditures and strategic planning of operational best practices for buildings and portfolios within the built environment. As the Founder and Principal of Optimal Building (formally CEES-Advisors), he provides subject matter expertise in high performance building operations and workforce development for high demand industry jobs.

As the former Vice President of Engineering Services with Glenborough, LLC, a mid-size real estate investment trust, Mr. Santamaria’s national and international experience includes assessing and evaluating some of the most iconic buildings in North America and in Asia. Starting in 2014, Optimal Building has conducted assessments and evaluations in over 475+ buildings totaling over 125 million square feet of office that consists of; commercial, mixed use, warehouse-industrial, malls, schools and multifamily space. His extensive experience has resulted in transforming inefficient building operations to high performance buildings. (See company website link below)

This experience within the built environment allows Mr. Santamaria to be able to identify and implement cost saving strategies with integrating technologies that improve operational performance, indoor air quality, energy efficiency and increased investor asset values.

Mr. Santamaria has an AA Degree from El Camino College, a BA from Saint Mary’s College in Moraga CA with finishing his graduate studies at the University of San Francisco with an Executive MBA. Mr. Santamaria is a Licensed CA Real Estate Broker, a Certified LEED Professional and a Real Property Administrator & has a Career Technical Education Teaching Credential.
