The Outstanding Building of the Year (TOBY) award from BOMA/GLA is the most prestigious award in commercial real estate. It’s the one competition in the Los Angeles area that honors outstanding commercial office buildings & excellence in building management. All facets of a building’s operations are involved, including its tenant relations program, amenities package, community involvement, emergency evacuation procedures, building standards, accessibility & exceptional service.

BUILDING ENTRY REQUIREMENTS

Please prepare the following items for submission by Friday, July 25, 2025. Access to upload files will be given upon receipt of your entry form and payment. If you have any questions, please contact tobys@bomagla.org.

• A one-paragraph description of your property in Microsoft WORD, 50 words maximum
• Exterior Building photograph in high resolution
• Management team group photo in high resolution
• A Microsoft WORD document containing:

1. Owner Name
2. Official Building Name
3. Management Company Name
4. General Manager/Senior Property Manager/Property Manager Name(s)
5. Year Built
6. Year Renovated (if applicable)
7. Architect
8. Square Feet

• PUEBLO ONLY: A one paragraph description & photo of your community involvement

ENERGY STAR ® REQUIREMENT

All Entrants are required to provide a copy of the Statement of Energy Performance generated from ENERGYSTAR® in the past 12 months. This is a mandatory requirement and omitting this step or uploading an alternate document may result in disqualification. The property does not have to be EnergyStar rated, but must submit a copy of report (including Life Science and Mixed- Use) with verifying engineer’s stamp if score is 75 or above.
